If you’re moving from one Phoenix suburb to another β Tempe to Gilbert, Mesa to Chandler, Sun City to Surprise β the move is technically “local” but each suburb has its own quirks. Here’s what 13 years of working every Phoenix suburb has taught us.
Scottsdale
Heavy paperwork. Old Town high-rises (Optima Camelview, Envy, Mark-Taylor properties) require Certificate of Insurance 48-72 hours ahead, freight elevator reservations, and a moving deposit refundable after walkthrough. North Scottsdale gated communities (DC Ranch, Silverleaf, Grayhawk) need gate codes and sometimes vehicle pre-approval. Pad an extra hour into your timeline for parking and access.
Tempe
ASU dictates everything May-August. The first weekend of August and last weekend of May are the busiest moving weekends in metro Phoenix; if you’re moving then, book 3 weeks ahead. Most ASU complexes (922 Place, The Local, University House) have specific dumpster locations and tight parking β your mover needs to know the building or it costs you an extra hour scouting.
Mesa
Long-time Mesa neighborhoods (Dobson Ranch, Mountain Bridge, Las Sendas) have homes from the 80s-90s with narrow doorways by modern standards. Measure your fridge and any oversized furniture before move day β older Mesa kitchens often have 30-32″ door openings, modern fridges are 36″.
Chandler
Tech corridor β most Chandler moves are inbound from out of state (Bay Area, Seattle relocations to Intel/Microchip). If you’re the inbound side, schedule your long-distance arrival window in Chandler for a Tuesday-Thursday morning if possible. Loop 101 and 202 traffic on Friday afternoons and Sunday evenings will eat your delivery window.
Gilbert / Queen Creek
Family suburbs with packed garages β kids’ bikes, holiday decor, kayaks, tools. Underestimate the garage by 30% in your bedroom-count math. A “3-bedroom” Gilbert house with a 3-car garage is closer to a 4-bedroom in actual moving labor.
Sun City / Sun City Grand / Surprise / PebbleCreek
Active-adult communities have specific move-in coordinators, designated truck routes, recreation-center parking restrictions, and gate hours. Most don’t allow moves on Sundays. We work with most of these communities regularly and handle the coordination as part of booking β but if you’re working with a different mover, ask them directly: “Have you worked at [community name] before?” If the answer is vague, find one who has.
Paradise Valley / Cave Creek / Carefree
Estates and acreage. Long unpaved driveways, separate guest casitas, custom installations (built-in wine rooms, integrated sound systems, oversized art). Mandatory walkthrough before quoting β anyone who quotes a Paradise Valley estate by phone is going to surprise-charge you on move day.
Buckeye / Goodyear
Far west β at the edge of metro Phoenix. Drive time from central Phoenix is 45-60 minutes one-way. We don’t add separate travel surcharge but if you’re considering a mover based out of central Phoenix or East Valley, ask if they do.
Universal across all suburbs
- Confirm garage door is fully operational the morning of the move (HOAs sometimes lock garage door services for non-payment β rare but happens)
- If you have a pool, point it out β movers should not back trucks within 3 ft of pool decking (cracks the deck)
- HOA notification timelines: 30 days standard, 60 days for some active-adult communities
- Trash pickup conflicts: if your move day is your trash day, alert the mover so they can clear the curb in advance
Phoenix metro is one big city with 18 suburb personalities. The mover who knows them already saves you 1-3 hours of “figuring it out on the day.”
